We at Berkshire Hathaway HomeServices are pleased to offer the finest vacation rental program in the Vail Valley. Since 1992 we have been providing homeowners with exceptional personalized service and unmatched financial results. Our experienced and dedicated staff will care for your home as if it were our own. Each dedicated member of our staff has been with our company for a minimum of 10 years. We are Truly Local and we know the Vail Valley. All of the reservations, marketing and work for your home are all completed here in the Vail Valley. We believe this makes all the difference.

Even in difficult snow years or down economic years, we have continued to exceed expectations and beat the competition. We achieve our results by using the latest and greatest technology available in the industry, and through our extensive & comprehensive marketing campaign. This includes our database of over 35,000 repeat guests.

What We Do

Our mission is to provide you the homeowner with the maximum rental income possible, offer you the very best care for your home and communicate with you efficiently and professionally.
Our management fee is 25% of gross rental income, including the guest check out clean.

Emergency Services

We have local managers available 24/7/365 to handle any type of property-related emergency call.

Housekeeping Services

  • Rental guest check out cleans provided
  • We can also offer additional housekeeping to guests if they desire, at their cost
  • Professionally laundered linens and towels, (we do not use your washer and dryer for cleaning of the linens.)
  • Supplies, linens and towels for the guest. (soap, shampoo, toilet paper, paper towels, laundry detergent, dishwashing detergent, trash bags.)

Concierge Services

Full concierge services available to you and your guests, including grocery shopping services, discounts for ski rentals, shuttles and car rentals.

 

MARKETING

Promotion

We pay all national and local promotional, marketing and advertising costs strategically targeting guests most likely to book.

Distribution

We list your property on over 50+ websites, including VRBO. We recently received the designation as a Premier Partner on VRBO & HomeAway. This designation is reserved for companies with the highest review scores, most online bookings and fastest response times.

Owner Payment

ACH deposits paid to the owner on the 12th of each month.

Owner Portal

Reserve, edit owner and your guest reservations online, view monthly statements and see summary of reservations.

Our Website & Online Booking

We receive thousands of direct hits on our website for direct bookings. Guests can book securely and efficiently online.

World Class Management Software

We use HomeAway software for property managers. Not only does it provide channels to over 50+ major websites that we advertise on, it also provides a live calendar for you the owner via the owner portal. We also use it to process our owner statements and manage all accounting and work orders effectively.

Monthly Statements

Emailed monthly, also located in the owner portal.

In-Residence Tablet

Enterprise level customized software and tablet for a personalized welcome message, detailed property information, the best local services and recommendations, while streamlining real-time communication with guests.

Dynamic Pricing

We use a dynamic pricing model. With dynamic pricing we will still start with a base rate and we will adjust up or down based on numerous factors such as the economic environment, snow conditions, lead times, school breaks, weekdays, weekends, holidays, etc.

We use sophisticated software that helps us compare your property to other “like kind” properties in your area. All of these pieces and our years of experience help us to set a competitive rate to maximize your revenue.

Auto Responder

We reply to guest from all platforms inquires within minutes.

 

OPTIONAL PROGRAMS

Duvet Program

We provide clean duvet covers for each bed upon each check out clean, similar to what you would experience at a luxury hotel. There is a small annual fee.

Travel Agent Bookings

We will split the travel agent commission with you 50/50. About 15% of our reservations have a travel agent involved.

Lightbulb & Battery Program

Save money by joining our annually charged pro-gram.

Non-Rental Month Inspections

This covers two inspections a month. Generally this only applies to 3-4 months a year. $50 fee per month.

 

OWNER RESPONSIBILITY

Deep Clean/Steam Cleaning

Spring or Fall Cleaning, including carpet cleaning. (recommended at least once a year for the best guest experience and positive reviews).

Housewares

Owner shall provide all necessary equipment, housewares and furnishing required for a quality rental environment. Detailed list online and in contract. Replacement of such items may be needed during a rental season.

Maintenance

General property repairs and maintenance, included but not limited to snow removal, trash removal, hot tub services, propane tank refills, and landscaping if applicable. We can assist with the coordination of any items.

Utilities

All basic Utilities including cable and internet (landline optional).

Licenses

Local licensing, if applicable.

Deposit

Owner shall pay a $250 deposit as a revolving fund. This amount is used to make payments on behalf of the Owner and for the benefit of his/her home. Fully refundable at the end of the relationship.

Owner Cleans

Owner housekeeping and supplies costs. We provide the linens and towels etc.
